well last night i realized the foundation on my house is crushing from my 220 gallon fowlr tank. realizing that this house just wont hold that big of a tank. thought to my self since i have about 10 sheets off plywood and a stack of 2x4s why not build a coral propagation room in the corner off the garage. then i proceeded to mention it to my better half and she liked the idea. so today i happen to get home early from work and decided no better time to start building.a little blood and sweat and about 3 hrs. later all rough framing is done.any thoughts or suggestions are welcome.maybe i could get scott to attach a couple pics for me?more to come

Don't forget the winter cold. I could see a heater burning out having to run 24/7

How many gallons is it going to hold?

What have you considered in the way of:

Lighting?

Circulation?

Sump it or no?

Lining it?

Heating/cooling?

 

I think building a big frag tank is an awesome idea!

You all are missing the most important part:  When do we all get free frags????

Heating and cooling are the toughest part of a project like this.  Then moisture control so the place does not rot. 

make sure to leave enough GFI outlets and if possible plumbed for your R/O and to drain away water changes. 

Build it like a bathroom with tile floors  and floor drains and good head and ventalation, plus safe power sources and the rest will be much easier.  Be sure to use blue board instead of dry wall so it will not absorb water

well i'm going to be using electric heater because the room is only 6x8' and is going to be well insulated and i figured i would cut a hole in the wall next summer and install a.c. window unit with termostat which i already have.plus the garage itself is block so it stays cool in the summer. the room also has a concrete floor with drain (one of the reasons i chose this location). will be running water to it sometime in the next week. my kent ro unit is on order. might also consider a dehumidifier later on. as far as eqipment i will be using alot of my stuff from the 220 gallon. i have 3 pc fixtures 130 to 260 watts, 2 mag 12 pumps ,refugium,skimmer, liverock ,10 gallon ,20 gallon long and 5 gallon tanks that i can use.i think i am going to buy on of those big 50 or 100 gallon tubs for sump and one 250 or 400 watt metal halide retro.

Sounds like as perfect a location and plan as our kind of budget allows.

Would you consider the basement at all? A heater and A/C in a garage sounds kind of expensive
